Dear Townhomes at Reston Station Owners,
We would like to give the community a chance to review the draft budget prior to the formal vote made by the Board at a later date in December (meeting date to be announced).
Based on this draft budget, the overall assessment will increase 3% starting on January 1, 2026.
We do not take proposing this increase lightly. Nonetheless, as we outline below, given increasing expenses, a need and desire to appropriately maintain our grounds, and some changes we believe are necessary to provide a more stable budget process in the future, keeping our assessment flat is not a viable option.
The fiscal year 2026 budget preserves all current community services; accounts for rising labor, material, and contractual costs; and takes a conservative approach to ensure we responsibly meet the community needs.
Here are some key expectations which entered into our calculation of the budget:
The projected surplus in 2025 was applied to our 2026 budget thus allowing us to keep the projected HOA fee increase to 3% instead of a higher increase.
Key operating expenses are projected to increase next year – electricity costs, insurance, trash collection, etc.
The transition of the common areas from EYA to the HOA is expected to conclude sometime in 2026. During this final phase of the transition, it is expected that our legal and consulting fees will be higher.
A reserve study of the neighborhood’s common area structures and components was made by an outside engineering firm in 2025. The report concluded that we needed to increase our annual reserves starting in 2026 in order to be prepared to pay for repairs or replacements in the future to maintain our community’s aesthetics.
As fellow homeowners, we understand that an increase to the HOA fee impacts household budgets. Please know that board members have spent considerable time identifying and discussing forecasted cost increases line by line to minimize the impact and ensure the adjustment is as small as possible.
